Inspections

When buying your next home, you’ll be given the option of whether or not you’re going to have an inspection done. You as a buyer will pay for this. They can range anywhere from $300 to as high at $600.

Home inspectors will thoroughly examine the property, both interior & exterior, roof top to basement. They will give you a report that shows & explains everything that is either not working properly, a hazard, not code, or address possible issues that may not even be anything to worry about at all.

Typically if you’re paying for this home inspection, you’ll be making your offer contingent upon a satisfactory inspection. In other words, you can offer on a house you love & upon the completion of the inspection, you can decide whether or not you’d like to move forward with the home purchase as it is, negotiate an item(s) to be fixed, or rescind your offer on the home all together. Just know there is a time period of which you’ll have to have the inspection completed and give a written answer as to what you decide to do moving forward. A typical inspection period is 7 business days.

Home buyer tips: If you’re going to offer on a home that has multiple offers on it, a big way to set your offer apart from others is to not have your offer contingent upon a satisfactory inspection. This isn’t always a great idea because it comes with a risk, but if you feel confident enough that the house won’t have any major issues that will turn you away, it’s a great way to get your offer to stand out.

*** Note: There can also be inspections done on well & septic systems. Sometimes these ARE mandatory depending on the county the home is in.
