Why Do I Need a Listing Agent?

There are many reasons why you’ll want to list your home with an agent. Here are just a few:

  • DOCUMENTS. Lots of documents. When it comes to selling real estate, there is a lot of paperwork involved. Your agent will handle it all! If there is one thing that “for sale by owners” tend to mess up on, it’s their paperwork. This is NOT something you want to be inert about or to fill out and leave the details up for interpretation.

  • Realtor’s® have local knowledge and expertise when it comes to the real estate world. Your listing agent will be able to provide you with a comprehensive list of comparable homes in your area and decipher how it reflects the list price of your home. Remember - if you don’t sell your home, your agent doesn’t get paid. So it is their goal to get you the most for your money, as well as sell your house in a timely manner.

  • Listing agents serve as a buffer between you and all of the potential buyers. They field calls, answer questions, show the property, provide disclosures, and most importantly, bring in experienced negotiation tactics. Your agent works for YOU and has a fiduciary responsibility to you and you only. Not the buyers.

  • Your listing agent will be able to market your home as much as possible. From getting listed on all platforms possible, to insight on staging your home, to having professional photos taken of your home. Your home will be in it’s best light possible shining for all buyers to see.
