It’s encouraged to consider the space you (or your family/pets) need for work, play, etc.
The Price
If you’re paying cash: Make sure your offer price does not drain your bank account. There will be some extra costs at closing.
If you’re financing: You’ll just need your down payment, plus closing costs. It’s important that you work with a great lender who will explain in detail what those will look like.
Why Do I Need A Buyers Agent?
There are many reasons you’ll want someone licensed and experienced in your corner. Here are just a few:
If you don’t have a buyers agent, you are buying a home from someone who has hired a listing agent. The listing agent works strictly for the seller, NOT for you! As agents, it is our obligation to work in our clients best interest. Which means If you don’t have a buyers agent, you are subject to overpaying and limiting your ability to have any leg up during negotiations.
If you’re buying a house from someone who’s selling without a listing agent, neither of you have access to the actual legal paperwork needed all the way up until closing. According to NAR, buyers in 2020 listed paperwork as the second most difficult step in purchasing a home, right behind finding the right property. From the initial offer and home inspection to closing contracts and titles, there’s a tornado of paperwork flying around and it’s best to have an expert on your side to review everything carefully.
There are several professionals involved in a real estate deal, including mortgage lenders, inspectors, title companies, etc. And during or after the purchase, you may need referrals for a variety of vendors like movers, plumbers, electricians, structural engineers, contractors, landscapers, and more. An experienced buyer’s agent should be able to provide several recommendations for professionals they have experience with.
